KC DEAN WOOD, a single person, et al., Defendants. CJ-2013-73 NOTICE OF SHERIFF'S SALE NOTICE is given that in pursuance of an Execution and Order of Sale issued out of the District Court of Bryan County, Oklahoma on the 24th day of July, 2013, in an action wherein UNITED STATES OF AMERICA was Plaintiff, and KC DEAN WOOD, et al., were Defendants, directed to me, the undersigned Sheriff of Bryan County, Oklahoma, commanding me to levy upon and sell with appraisement, the following described property situated in the County of Bryan, State of Oklahoma, to-wit: Lot 24, BENT TREE ADDITION to Bryan County, Oklahoma, according to the Recorded Re-Filed Plat thereof. APPRAISED VALUE:$90,000.00, to satisfy judgment and decree of foreclosure in favor of said Plaintiff, and against said Defendant, KC DEAN WOOD, obtained and made in said Court on the 24th day of July, 2013. Plaintiff's first lien judgment being for the principal sum of $93,454.36, plus accrued interest in the amount of $3,569.18, as of March 19, 2013, plus interest accruing at the rate of $10.88 per diem from March 19, 2013, until paid in full; Late Charges (Uncollected/Due) in the amount of $53.60; Fees (Receivable/Post) in the amount of $192.75; and Max Subsidy Recapture in the amount of $1,627.36; for a total of $98,897.25, as of March 19, 2013, plus interest accruing thereafter in the amount of $10.88 per diem, until paid in full; court costs; abstracting and/or title search fees; a reasonable attorney's fee of $1,100.00; and for all subsequent advances by Plaintiff, if any, for taxes, insurance premiums, or expenses necessary for the preservation of the subject property, and for further costs of this action; I will on the 26th day of September, 2013, at 10:00 o'clock a.m., of said day, at the front door of the courthouse in the City of Durant, in said county and state, offer for sale and sell to the highest bidder for cash, the said property above described, or so much thereof as will satisfy said judgment, with interest, attorney's fees and costs. The highest bidder will be required to deposit a non-refundable 10% of the bid on the date of sale with Shannon Reasor Law Office PLLC Trust Account.
