OKLAHOMA CITY (AP) - Delays in finalizing the purchase of land for a resort at Lake Texoma will not slow planning for the development, according to a spokesman for a private company that is behind it.
Commissioners of the Land Office voted Monday to extend the closing date on about 700 acres on Lake Texoma to Pointe Vista LLC.
The agency was expected to close on the sale by today, but delays in paperwork on the property have pushed the closing date to Dec. 31, said Keith Kuhlman, director of real estate management for the state agency.
Scott Fischer, a spokesman for Pointe Vista, said the delay will neither hurt nor help planning for the development.
“It gives them a little more time, and it gives us more flexibility,” Fischer said.
Fischer said the group is looking at a land-use plan that could include an additional 1,022 acres for the Lake Texoma resort, located in southern Oklahoma along the Oklahoma-Texas border.
The development is expected to be worth nearly $750 million, Fischer said. A hotel, indoor water park and conference center have been planned for the southern portion of the land, where the Lake Texoma State Park Lodge used to be.
If the provision is approved and all development goes as planned, a resort and convention center could be completed by 2011, Fischer said.
Pointe Vista is a partnership between Mark Fischer, chairman, president and chief executive officer of Chaparral Energy, and Aubrey McClendon, chairman and chief executive officer of Chesapeake Energy Corp. The group is buying the land, which was once a state park, for about $14.6 million.
Members of the Land Commission voted in favor of extending the closing date on the sale to Dec. 31 to give the title companies enough time to get the paperwork together.
A federal bill on President Bush's desk also is holding up the transfer of prime real estate near the site of the old lodge.
That land, which is included in Pointe Vista's development plans, goes back to the Corps of Engineers when it is no longer used as a state park. A change in that clause is in the federal Water Resources Development Act.
Delays in getting all the abstracts and making sure no other entities have deeds or claims on the land have slowed finalization of the sale.
